History - House 1 (4 Norquarta Drive), 2 & 3 ( 5 Saratoga Lane). All three Habitat homes have been constructed on land granted to Habitat from the Town of Nantucket; and have all been built by professional discounted labor and/or donated labor, discounted and/or donated materials, and community volunteers. In addition, each Habitat owner (or family) is required to put in a minimum of 300 hours of sweat equity into the construction of their home. Upon completion, Habitat then sells the home to the selected owner/family. The purchase price is equal to the construction cost. Habitat takes back an interest free mortgage equal to 100% of the purchase price, plus closing costs, amortized over 20 years. The end result is a truly affordable, well-built home.
Habitat for Humanity Nantucket completed its first family home in 2004. It is a three-bedroom, two-story house constructed on land leased to Habitat by the Nantucket Housing Authority on a long-term basis. A family of six purchased the house with the help of a 20-year interest-free mortgage provided by Habitat. It is located at 4 Norquarta Drive.
The second Habitat project on Nantucket, at 3 Saratoga Lane, is also built on Natucket Housing Authority land and will be sold to the selected families on similar terms as the first house. Expected to be ready for occupancy by the end of 2006, this duplex serves two families who will occupy it under the terms of a condominium contract. The two units are roughly the same size: the smaller one (1,330 sqf) has two bedrooms and will house a family of two; the larger one (1,440 sqf) has three bedrooms for a family of four.
Due to the generosity of many individual donors as well as funding from the Community Preservation Commission, Habitat for Humanity Nantucket is ready to continue its program of constructing simple, affordable housing as soon as one or more suitable building sites become available.
HFHN is working with Housing Nantucket to develop a parcel of land located at 46 Okorwaw Road. Under this arrangement, HFHN will construct a single-family three-bedroom dwelling on a portion of the land and will convey the house to a Habitat partner family. As part of the agreement with Housing Nantucket, the HFHN home will be subject to an affordability covenant to insure that property will always remain affordable.
In an effort to utilize green and sustainable building materials and techniques, HFHN plans to incorporate the following: solar panels for the heat and domestic hot water, insulated concrete forms for the basement, energy-star rated appliances, and other materials and techniques designed to help sustain our environment and to be economically beneficial to our partner family as they reside in the home. It is the goal of HFHN to provide a home that is not only affordable to purchase but is
also affordable to maintain for the partner family.
